For homeowners and renovators

Most NSW homes built before 1990 contain some form of asbestos — eaves, fencing, vinyl tiles, wet-area sheeting, roof flashings or pipe lagging. Once it's been removed, an independent clearance certificate gives you, your builder and your insurer confidence that the area is safe.

We attend at a time that works around your trades, complete a thorough visual inspection, conduct air monitoring where required, and email a digitally signed certificate — usually within 24 hours.

FAQ

Residential clearance FAQs

Answers to the most common questions we hear about asbestos clearance in NSW.

What is an asbestos clearance certificate?+

It is an official document issued by an independent licensed assessor confirming that an area is safe for reoccupation after asbestos removal work has been completed in accordance with NSW SafeWork regulations.

When do I need a clearance certificate in NSW?+

A clearance certificate is required after any friable asbestos removal and is strongly recommended (and often mandated by contract) after non-friable removal, demolition, and any works in schools, healthcare and commercial premises.

Are you independent from removalists?+

Yes. We are a fully independent assessor and do not perform removal work. This eliminates any conflict of interest and gives you a defensible, third-party clearance result.

How fast can you attend site?+

We offer same-day and next-day clearance inspections across Sydney and most of NSW, with priority response for demolition and commercial shutdowns.

How quickly do I receive the certificate?+

Most visual clearance certificates are issued within 24 hours of inspection. Air monitoring results are typically returned within 24-48 hours of sample collection.

What does the inspection involve?+

A licensed assessor performs a visual inspection of the removal area, exclusion zones, surrounding surfaces and waste handling, followed by air monitoring where required, before issuing the certificate.

Do you cover all of NSW?+

Yes. We service the entire Sydney metropolitan area, Central Coast, Newcastle, Hunter, Illawarra, Blue Mountains and most regional NSW centres.

What is air monitoring?+

Air monitoring measures airborne fibre concentrations using calibrated pumps and NATA-aligned laboratory analysis. It is used to verify safe re-entry, particularly for friable removal.

Do I need air monitoring for non-friable asbestos?+

Air monitoring is mandatory for friable removal. For non-friable (bonded) removal it is optional but recommended for occupied buildings, schools and large-scale works.

What is the difference between friable and non-friable asbestos?+

Friable asbestos can be crumbled by hand pressure and releases fibres easily. Non-friable (bonded) asbestos is held in a matrix such as cement sheeting and only releases fibres when broken or disturbed.
