FAQ

Frequently asked questions

Answers to the most common questions we hear about asbestos clearance in NSW.

What is an asbestos clearance certificate?+

It is an official document issued by an independent licensed assessor confirming that an area is safe for reoccupation after asbestos removal work has been completed in accordance with NSW SafeWork regulations.

When do I need a clearance certificate in NSW?+

A clearance certificate is required after any friable asbestos removal and is strongly recommended (and often mandated by contract) after non-friable removal, demolition, and any works in schools, healthcare and commercial premises.

Are you independent from removalists?+

Yes. We are a fully independent assessor and do not perform removal work. This eliminates any conflict of interest and gives you a defensible, third-party clearance result.

How fast can you attend site?+

We offer same-day and next-day clearance inspections across Sydney and most of NSW, with priority response for demolition and commercial shutdowns.

How quickly do I receive the certificate?+

Most visual clearance certificates are issued within 24 hours of inspection. Air monitoring results are typically returned within 24-48 hours of sample collection.

What does the inspection involve?+

A licensed assessor performs a visual inspection of the removal area, exclusion zones, surrounding surfaces and waste handling, followed by air monitoring where required, before issuing the certificate.

Do you cover all of NSW?+

Yes. We service the entire Sydney metropolitan area, Central Coast, Newcastle, Hunter, Illawarra, Blue Mountains and most regional NSW centres.

What is air monitoring?+

Air monitoring measures airborne fibre concentrations using calibrated pumps and NATA-aligned laboratory analysis. It is used to verify safe re-entry, particularly for friable removal.

Do I need air monitoring for non-friable asbestos?+

Air monitoring is mandatory for friable removal. For non-friable (bonded) removal it is optional but recommended for occupied buildings, schools and large-scale works.

What is the difference between friable and non-friable asbestos?+

Friable asbestos can be crumbled by hand pressure and releases fibres easily. Non-friable (bonded) asbestos is held in a matrix such as cement sheeting and only releases fibres when broken or disturbed.

Who needs to engage the assessor — the homeowner or removalist?+

Best practice and SafeWork NSW guidance is that the assessor is engaged independently of the removalist — usually by the property owner, builder or principal contractor.

Can you assess after a DIY removal?+

Yes, although DIY removal of more than 10m² of non-friable asbestos is illegal in NSW. We can attend, assess and provide guidance on next steps.

How much does a clearance certificate cost?+

Pricing depends on the site size, scope and whether air monitoring is required. Most residential clearances start from a flat fee — call 0488 060 241 for a same-day quote.

Do you provide demolition clearance?+

Yes. We provide pre-demolition asbestos surveys and post-demolition clearance reports for residential, commercial and industrial sites.

Are your assessors licensed?+

All our assessors hold the relevant NSW SafeWork licences and Asbestos Assessor qualifications, with full professional indemnity and public liability insurance.

Do you work with builders and project managers?+

Yes. We regularly support builders, demolition contractors, project managers and principal contractors with scheduled and on-call clearance services.

What happens if the site fails clearance?+

We document the deficiencies, communicate clearly with the removalist or builder, and re-inspect once the issues are rectified. Independent failure documentation protects you legally.

Can clearance certificates be used for council or sale?+

Yes. Our certificates are accepted by NSW councils, conveyancers, insurers and SafeWork NSW for property sales, occupation certificates and project sign-off.

Do you provide reports in PDF?+

All reports are digitally signed PDFs delivered by email, with hard copies available on request.

How do I book?+
